Building and fire safety: how we’re making homes safer

Keeping you safe in your home is our most important responsibility. That’s why we’re investing more than ever in building and fire safety, improving how we manage risks, and keeping customers better informed about the work we’re doing.
We use information from inspections, safety checks and customer feedback to understand where work is needed most. This can include fire safety improvements, cladding works, ventilation upgrades or other repairs needed to keep buildings safe.
This helps us focus on the highest-risk issues first, plan work more clearly and explain what will happen before we visit.
What we’re doing

We’re improving how we spot, manage and respond to building safety risks. This includes regular checks, stronger oversight of safety work, and clearer communication with customers.

We’re also taking a more active role where other landlords or organisations manage parts of buildings our customers live in. We know this has not always worked as well as it should. We’re working more closely with partners and challenging where needed, so they understand customers’ needs and meet the standards we expect.

We’re also continuing to meet the requirements of the Building Safety Act, which sets out how landlords must manage safety in higher-risk buildings. This means having clear safety plans, carrying out regular checks, keeping better records, and making it easier for customers to raise concerns.

Manor Court: safety improvements in action

Manor Court in Weybridge is one example of how this work is making homes safer. We recently completed a £2.5 million programme of cladding and safety improvements at the estate, helping to make 75 homes safer for residents.

The work included cladding, ventilation and other fire safety upgrades, and Manor Court has now received an A1 fire rating, the highest rating available for cladding fire safety.

Brenda, 75, has lived at Manor Court for over 30 years, and is really pleased with the works completed at her home.  

She says the cladding remediation provides reassurance and makes her “feel a lot safer”. She added: “I think they've done a great job.”

Building stronger safety services

We’ve brought more specialist knowledge in-house, including fire safety, lifts, door entry systems and electrical safety. This helps us make the right decisions, take responsibility for risks and improve how quickly we respond.

We’ve also created a dedicated team to improve how we arrange access to homes for safety checks and repairs. We’re working with our suppliers to offer more flexible appointments that fit better around customers’ day. This work is still developing, but we expect it to reduce disruption and improve the service customers receive.
